Due Diligence Investigations
The initial step in our involvement is often the Due Diligence phase of a real estate transaction. On behalf of buyer or seller, Urban Concepts will undertake an Entitlement Evaluation or provide a Zoning Report to define the land use regulations that govern the use and development of the subject property.
Urban Concepts can also conduct a Property Condition investigation of the site and provide a detailed report as to the condition of any existing facilities. Urban Concepts then provides an itemized list of needed repairs and deferred maintenance items, and an accompanying cost estimate outlining the work necessary to correct any defects noted.
In addition to basic code compliance reviews, Urban Concepts conducts site specific reviews for compliance with the requirements of the Americans with Disabilities Act (ADA). Our firm also provides Litigation Support in all manner of litigation dealing with regard to building code, zoning code, land use and environmental law, and disabled access compliance.
